What is a gas safety check?

A gas safety check is an inspection carried out by an experienced Gas Safe Registered engineer to ensure that your gas appliances, including boilers, cookers and gas fireplaces, are in safe working condition.

Why are gas safety checks important?

In the worst-case scenario, a gas leak or faulty gas appliance can be deadly; fires, explosions and carbon monoxide poisoning are all very real risks. It is therefore essential that you ensure your gas appliances are installed and functioning correctly, whether you are a private homeowner or landlord.

Your gas safety responsibilities as a landlord

According to guidance from The Health and Safety Executive (HSE), landlords ‘have a duty of care to their tenants.’ This includes a legal duty to repair and maintain gas appliances and pipework to ensure their safety.

Good practice is to carry out an annual gas safety inspection and keep detailed records of the appliances checked, the details of the engineer, issues identified, and any remedial actions taken. You must keep gas safety check records for at least two years and provide tenants with a copy of the record within 28 days of the check taking place.

Hotels, B&Bs & Temporary Accommodation

If you have tenants / lodgers who occupy your property for less than 28 days, then you should display a legible copy of your most recent gas safety check in a prominent area e.g the reception area or within the mobile home itself. Tenants can also request an individual copy for themselves.
